Policies
NOTE: When a permit is issued, it must be posted on site
A permit is only valid for three(3) years unless a shorter period of time is stated otherwise by any outside agency.
Once construction begins, if must be continuous and completed within the same season it was started. It cannot be left in an unfinished state.
No construction is to take place when the Park is closed for the season.
No holes are allowed to be dug in the ground. All supporting posts must be placed in a concrete block or other support that rests on top of the soil.
Decks
- All decks shall be the same length, as the actual trailer, no longer.
- The deck on a Seasonal trailer shall be twelve(12) feet wide or less.
- The deck on a Shareholder trailer can be twelve(12) feet wide or less.
- Any deck elevated by more than eight(8) inches off the ground shall have a railing built around it. If there are more than two(2) steps leading up to a deck, a hand rail shall be constructed.
- Before any deck construction takes place, a permit granting permission shall be obtained from the Board Member responsible for this. If required, the permit will also need to be approved by any other agency in existence at the time of construction. Any related costs for permit application shall be paid by the person applying for the permit.
Seasonal campers shall be required to pay a deposit to the Board, in the amount required at the time, prior to construction taking place.
The deposit shall be refunded in full if all of the deck is removed and disposed of outside the Park or burned prior to vacating the site. If not removed, the deposit shall be withheld and applied to the cost of removal and disposal of said deck.
Shareholders are not required to pay a deposit. - If a deck requires repairs, for example, due to rotten boards, permission must be obtained from the Board of Directors prior to the repair taking place. A repair does not include the complete replacement of an existing deck. This is construction and may require a permit.
- Sale of any deck requires the approval of the Board of Directors and decks cannot be moved from one site to another without first obtaining permission.
If the deck is in poor condition, sale or displacement of such shall not be permitted. A permit may be required and any related fees shall be paid by the applicant. - If the camper obtains a longer trailer and wants to extend his deck, this is considered construction and number five(5) above applies. No further deposit required if previously paid.
- If a Seasonal camper becomes a Shareholder and wants to widen his deck, this is considered construction and number five(5) above applies.
- If the Seasonal camper becomes a Shareholder, any deposit paid for the deck to the Board of Directors shall be refunded without any interest accrual.
Sheds
- A shed can be ten(10) feet by ten(10) feet or eight(8) feet by twelve(12) feet to a limit of one hundred (100) square feet.
- The height from the floor of the shed to the peak of the roof cannot be higher than ten(10) feet. The shed shall have a sloped or peaked roof.
- Any shed on an existing site constructed prior to this Rule being implemented shall be grandfathered in, but if a new shed needs to be constructed, the above dimensions shall apply. If the shed is moved to a different site or the location changed, the grandfather clause shall no longer apply.
- If there are more than two(2) steps leading up to a shed, a hand rail shall be constructed.
- Sale of any shed requires the approval from the Board of Directors and sheds cannot be moved from one site to another without first obtaining permission.

Screen Room
- A Seasonal camper may only build a Screen Room, no wider than twelve (12) feet on existing deck or if no deck, the width shell not be more than twelve (12) feet, to be reviewed by the Board of Directors.
Shareholders may have a screen room up to twelve(12) feet wide. One or a maximum of two(2) doors are permitted. The room CANNOT EXCEED the length of the trailer. - The Seasonals Screen Room shall have the lower walls no higher than forty-two (42) inches. No wall height limit applies to Shareholder.
- Seasonals: The remainder of the three(3) screen walls, shall be screen only, from top wall to the top of the outside roof or facis except where post supports are required for the roof. Shareholders are not required to have three (3) screen walls.
- The fourth(4) wall on the trailer side shall only have posts to support the roof and the trailer shall remain visible for both Seasonals and Shareholders campers. In other words, you cannot build a fourth(4) wall.
- Soft pliable plastic/Plexiglas may be applied over the screen from Thanksgiving weekend up to the long weekend in May, commonly referred to the May 2-4 weekend although it does not always occur on the 24th, when it must be removed.
- Glass is not allowed for Seasonal campers.
With one exception: is if a Seasonal camper becomes a Shareholder but is on a Terra Cotta Park site, which he cannot purchase, so the Shareholder purchases another site, a Motion was made by the Board of Directors on July 23rd, 2023 that the Shareholder on a Park site can install windows, with a deposit of $1,000.00, and sign form stating that on the sale of said trailer the windows will be removed and all glass deposed of before selling can take place. A refund of the deposit will be returned after inspection is done. - Sale of any Screen Room requires the approval from the Board of Directors and Screen Rooms cannot be moved from one site to another without first obtaining permission. If the Screen Room is in poor condition, sale or displacement of such shall not be permitted. The purchaser may be required to obtain a permit and pay for any related costs.

- Washrooms cannot be installed in a Screen Room.
Shareholder Add-A-Rooms
- A Shareholder may build a closed -in room adjoining his trailer however it shall only have three(3) outside walls. The fourth (4) wall on the trailer side shall only have posts to support the roof and the trailer shall remain visible. In other words, you cannot build a fourth(4) wall.
- A Shareholder may install windows in his add-a-room. There is no limit as to location or size of windows and it can have two(2) doors of any type, size or style.
- The add-a-room cannot be any wider then twelve (12) feet and cannot exceed the length of the trailer. The peak of the roof cannot be more than twelve(12) feet to the floor/bottom of trailer.
- Before any add-a-room construction takes place, a permit, granting permission shall be obtained from the Board of Directors, and the permit must be posted.
If required, the permit will also need to b e approved by any other agency in existence at the time of construction. Any related costs for permit application shall be paid by the person applying for the permit. No deposit is required for a Shareholder. - Seasonal campers are not allowed to have an add-a-room.
- Sale of any add-a-room requires the approval from the Board of Directors and add-a-rooms cannot be moved from one site to another without first obtaining permission. If the add-a-room is in poor condition, sale or displacement of such shall not be permitted. The purchaser may be required to obtain a permit and pay for any related costs.
- Washrooms cannot be installed in add-a-rooms.
Roof Over Trailers
- Seasonals and Shareholders are allowed to build a roof-over their trailer, and must not touch the ground anywhere with approval from the Board of Directors, and a permit obtained, and posted.
- Before any roof-over construction takes place, a permit granting permission shall be obtained from the Board Member responsible for this. If required, the permit will also need to be approved by any other agency in existence at the time of construction. Any related costs for permit application shall be paid by the person applying for the permit. Seasonal campers shall be required to pay a deposit to the Board in the amount required at the time, prior to construction taking place. The deposit shall be refunded in full if all of the roof-over is removed and disposed of outside of the park or burned prior to vacating the site. If not removed, the deposit shall be withheld and applied to the cost of removal and disposal of said roof-over. Shareholders are not required to pay a deposit.
- Both ends of the roof-over shall not be extended more than twelve (12) inches from the ends of the trailer.
- The sides can extend over the tip out(s) and/or over the entrance to allow for coverage and installation of pot lights.
- There is a height restriction in the construction of the roof-over where it cannot exceed twelve(12) feet from the peak to the roof to the floor/bottom of trailer.
- Sale of any roof-over requires the approval of the Board of Directors and roof-over cannot be moved from one site to another without first obtaining permission. If the roof-over is in poor condition, sale or displacement of such shall not be permitted. The purchaser may be required to obtain a permit and pay for any related costs. Dimensions listed above would apply to the trailer the roof-over is being moved to.
- If a Seasonal becomes a Shareholder, deposits paid shall be refunded without any interest accrual.
Roof On Trailers
- A Roof-On is placed on the trailer, same size as trailer, and has no supports touching the ground.
- When vacating the site the Roof-On must go with the trailer, or be removed at the owners expense, and disposed of outside the park, or burned prior to leaving the site.
- A permit must be obtained (at no charge) from the Board Member in charge of permits and it must be visible when construction is being done.
- Sale of a Roof-On requires approval of the Board of Directors, and Roof-On’s cannot be moved from one site to another, without first obtaining permission from the Board. If the Roof-On is in poor condition, no sale is permitted.
