General Rules & Regulations
- Our Trailer Park is designated for the family unit to accommodate primarily Mother, Father and unmarried Children. Other domestic arrangements are possible; each individual arrangement to be approved by the Board of Directors.
- Campsites are approximately 1800 sq. ft. or more, with provisions for
A) one (1) approved trailer unit and parking for a maximum of two (2) vehicles, provided for in our basic rate.
B) One (1) dining tent is also permissible per site and
C) One (1) additional tent for short periods of time.
Any other storage of items on the site will be on the approval of the Board of Directors. - Motorcycles are allowed in the park by either a Shareholder or Seasonal Camper, with a trailer in the Park, but must sign a waiver at the Office stating the Motorcycle will only be ridden to your Campsite and back out of the Park, no cycling around the Park. No revving up your Motorcyle unnecessary.
- Maximum speed of any vehicle within the Park property is 10 km. per hour. Any offender of this rule will be given one warning (verbal or in writing). Further violations will result in the vehicle being left at the gate for a length of time to be determined by the Board of Directors.
Remember that you are responsible for the conduct of your Visitors and ensuring that they follow our General Rules and Regulations. - Gate cards are the property of Terra Cotta Gardens Ltd. and will be revoked if your Gate card is abused.
- Campers must keep their campsites clean and tidy at all times. Camping clutter and other such items are not to be stored on your site. Wood must be piled neatly. Campers are to be sent a letter and given seven (7) days to clean the site. If site is not cleaned up the Maintenance Director will have the site cleaned by our personnel and a $50.00 per hour charge will be assessed as well as dumping fees, if appicable.
- Installation of fences is not permitted except under special circumstances as determined by the Board of Directors. If your site is next to a steep embankment which poses a danger to the safety of campers or their children, a black aluminum or metal fence and/or a gray or green chain link fence may be allowed with the Board’s permission. If further permits from other agencies are required, the person applying will be responsible for all costs. No wash or clothes lines are allowed to be strung between trees or between property lines, unless they are retractable and must be retracted when not in use.
- Sites are to be cleaned up completely upon vacating. Failure to comply will result in T.C.G. cleaning up the site and the initial deposit being withheld.
- DEFACING PARK PROPERTY includes cutting or pruning of trees, graffiti and deliberate damage to picnic tables. Abuse of Park equipment and buildings is strictly prohibited.
- Campers are responsible for the disposal of garbage in the garbage bins provided for by the Park. GARBAGE IS DEFINED AS REGUALR HOUSEHOLD VERY DAY GARBAGE ONLY.
All items such as BARBECUES, SNOWMOBILES, FURNITURE, APPLIANCES, MATTRESSES, BICYCLES, PROPANE CYLINDERS, AUTOMOBILE PARTS ARE TO BE PLACED IN DESIGNATED AREA BY THE GARAGE.
Leaves are to be burned when permitted or loosely scattered in the woods without being in any paper or plastic bags where they will disintegrate naturally. Winter campers are responsible for removing all of their garbage from the Park.
ALL VIOLATORS WILL BE CHARGED a proportionate amount of the dumping cost equal to the amount of the bin you have filled.
No dumping of garbage is allowed anywhere on Park property. - All pets must be on a leash not more than 15ft. in length or caged at all times. Potentially dangerous animals must be muzzled. Owners are responsible for the sanitary clean-up of their pets. Visitors, which includes any family members who are not regular campers are not allowed to bring in any pet that weighs over 20 pounds.
- If your dog, no matter the size, runs out of your trailer when you open the door and runs up to people walking on the road of any other leashed dog, it may face permanent eviction from Terra Cotta Gardens Ltd. based on decision of the Board of Directors.
- Campers are expected to respect the campsite of their neighbour, both as to NOISE, LANGUAGE, TRESPASSING and CLEANLINESS.
- Quite hours must be observed between 11:30 PM and 8:30 AM.
- Terra Cotta Gardens Ltd. assumes NO RESPONSIBILITY for loss or damage to camping unit or personal property of campers HOWEVER CAUSED. Private Insurance for your camping unit and belongings is recommended.
- Water conservation is imperative. In extreme conditions, a notice may be posted at the gate and in the newsletter. The washing of cars in the park is not permitted.
Only in May are you permitted to wash your trailer. - It is understood and agreed by all parties to this agreement that if an approved purchaser should wish to purchase a share designated to a seasonal camper, the seasonal camper shall have the first option to purchase said share upon Board approval. If the option is not exercised and completed within thirty (30) days of notification, Terra Cotta Gardens Ltd. agrees to move the seasonal camper to another available site or refund camper any unused camping fee on a prorated basis if required.
- A $50.00 administration charge will be assessed should you request a site relocation. If our Park personnel has to move your trailer, you will be charged accordingly.
- Storage of unlicensed vehicles on Park property is strictly prohibited. All vehicles must be removed from the Park prior to winter closing of the gate, unless approved by the Board of Directors and a letter stating such approval is displayed on the vehicle’s dash. Visitors are the responsibility of their sponsoring registered camper. Damage done to the Park or other camping units by visitors will be paid for through the sponsoring camper.
- Notwithstanding any of the above rules, Terra Cotta Gardens Ltd. reserves the right to evict any camper or visitor or to serve a “NO TRESPASS NOTICE” on those Shareholders/Seasonals not adhering o the Rules or whose behavior is otherwise unacceptable to the theme of a family campground.
- A maximum of three (3) days and two (2) nights in any seven (7) consecutive day period is permitted during the off-season. Unused days from one (1) seven (7) day period cannot accrue to future seven (7) day periods.
- No other motorized vehicles except snowmobiles are allowed in the Park once the gate is locked and closed for the season.
- Vehicles weighing in excess of 5,000 lbs. (2,344 kg.) are not allowed in the Park except for maintenance and recreational vehicles going in and out of the Park sites.
- No structures of any kind are to be erected without the approval of the Board of Directors and the Niagara Escarpment Commission and possibly the Town of Caledon and the CVC.
Permit fees may apply and are to be paid by the applying camper. No construction to take place when the Park is officially closed. - The only washers and dryers permitted in the Park are those located in the Park laundry room.
- Police will be called into all alcohol related auto accidents within the Park boundaries.
- Trailers of Shareholders/Seasonals are not allowed to rent their trailers to anyone for any purpose. In other words, if the Shareholder/Seasonal camper is not present no individual, related to you or not, may stay overnight or be present in the park if you are not also present.
- Fishing in the pond is limited to three (3) fish per person per week, or six (6) fish per family per week. Those found abusing this rule will have their fishing privileges lost for the balance of the season. Fish under six (6) inches must be returned to the pond immediately after they are caught.
- Campfires are not to exceed the size of your fire pit. No wild campfires that may endanger your neighbours or campground are allowed. Campfires are not to be left unattended.
In the event of a FIRE BAN no fires of any kind are permitted. - NO FIRE WORKS ALLOWED IN THE PARK, as per Caledon By-Laws 2023.
- All extra refrigerators and freezers must be stored in sheds or closed-in decks, and must not be visible from the road.
- Absolutely NO GUNS, REVOLVERS/HAND GUNS, CROSSBOWS, BOW AND ARROWS, PAINT BALL OR AIR GUNS, BB or PELLET GUNS, SLING SLOTS or DANGEROUS WEAPONS NOW KNOWN or DEVELOPED IN THE FUTURE whether it be real or a toy weapon are allowed with the Park boundaries.
- All children under the age of 16 years must wear approved head protective equipment while riding bicycles, skateboards, rollerblades and scooters on Park property.
- Any work on vehicles or utility trailers, must be approved by the Board of Directors and must be carried out in the parking area by the garage.
- Children 18 years of age and younger have to be on the site where they will be spending the night from 1:00 AM to 8:00 AM.
- As per Caledon By-Laws, every trailer and/or add-a-room that contains a sleeping area must have a working Carbon Monoxide Detector and a Smoke Detector.
- Trampolines’ and tree houses will no longer be allowed, unless Grandfathered in.
- Motorhomes, Tenttrailers, or Mini Campers will not be permitted in the Park for camping.
- No Hot Tubs, or Pool Tables are allowed in the Park, those existing will be Grandfathered.
- Electric cars are allowed in the Park, BUT NO CHARGING of Electric Cars can be done in the Park.
Electric cars take 40 AMP. service, and our Park is only 30 AMP. service. - No propane tanks can be left at/or around the Garbage Area.
